Construction Management
We believe that construction management is the best project delivery method. CM merges the best of design-build and the traditional bid process. We typically join the project team at the beginning of the design phase on either a bid or negotiated basis. Working with the owner, architect and engineers, our role is to bring value to the project. Our experience in cost, scheduling and product quality helps create a design solution that best serves the owner's needs and budget. At the conclusion of the design process, the project is usually bid in packages (such as electrical and concrete). During the construction phase, we manage the budget, schedule and jobsite work until the conclusion of the project. Construction management is a very flexible contracting method and can be structured for public, private at risk and negotiated projects.

Design-Build
This contracting method is essentially "one-stop shopping" for the Owner. We assemble a design team based on the project needs and manage the entire design and construction process. The team approach allows the Owner immediate feedback on design and cost questions, greatly reducing the need for budget overruns and redesign on the end of the project. Design-Build is best suited for Owners with complex building solutions and/or tight time frames for completion of a project.

Lease-Back Buildings
WAR Construction, Inc., in partnership with local investors and the California based Tamkin Development Corporation, offers turnkey commercial and industrial buildings in the West Alabama Area. New buildings on " Greenfield " sites are developed to your requirements, and then leased back for a specified term. Lease to purchase agreements are also available.
